What buyers ask before purchasing farmland in Uruguay
Yes. Uruguay places no restrictions on land purchases by foreign nationals: no residency, citizenship or prior authorization is required, and a foreign buyer holds exactly the same property rights as a Uruguayan citizen. The transaction is executed before a public notary and registered with the national Property Registry.
CONEAT is Uruguay's official soil productivity index. The national average equals 100: a farm rated 150 produces 50% more than the country average, while one rated 60 produces 40% less. It is the primary factor in valuing rural land, alongside location and existing improvements.
Price per hectare depends mainly on the CONEAT index, the department and the soil's productive aptitude. Lower-index livestock farms sit at the bottom of the range and high-productivity cropland at the top. Tierras del Sur publishes the price per hectare for every available farm so comparison is straightforward.
The sale is subject to the Property Transfer Tax, levied separately on buyer and seller. Notary fees, registry costs and the real estate commission are added to that. Once acquired, the farm pays annual Rural Property Tax and Net Worth Tax based on its assessed fiscal value.
Typically 30 to 90 days from reservation to final deed. The timeline is set by the notary's thirty-year title search, the issuance of registry and cadastral certificates, and the parties' availability. A farm with clean title and no encumbrances closes at the short end of that range.
Four critical checks: the thirty-year chain of title, any registered liens or attachments, agreement between the actual surface area and the surveyed plan, and existing rights of way or power line easements. Effective access via public road and water availability should also be confirmed.
Yes, and it is common in larger investments. The corporate structure chosen affects both the tax burden and succession treatment, so it should be defined before signing the reservation agreement. We support that decision together with the buyer's notary and tax advisor.
